We use all independent contractors who are licensed and insured for painting, cleaning, gardening, replacement and repairs. There are no markups on repairs or supplies. Our price is your price and we pass all discounts on to you. Our vendors have been with us for years and they are extremely trustworthy, knowledgeable and reasonable.
We turn our units over within 5 to 10 business days. Units are checked on the day for move out and checked again when the unit is ready, to ensure all work is done and the unit is sparkling clean.
We are able to handle all phases of repairs and maintenance, including full renovation.
Evictions are few, due to proper screening. However, when necessary, we use an efficient eviction attorney that works quickly.
We strive for drug-free, quiet, and clean buildings. We act quickly to remove problem residents and anyone that does not adhere to our rules and regulations.
We routinely do thorough exterior inspection of all properties. We look for deferred maintenance, roof problems, dry rot, etc.
At all times, we ensure that your property is kept clean. We make sure cobwebs are taken down, new flowers are planted when necessary, abandoned cars are towed away, bent screens and broken glass are replaced, grounds are hosed down and/or swept, etc.
Deferred maintenance is always handled before it becomes a serious problem. When we have managed a property for awhile, a pest report usually comes back clean.
We delicately balance taking care of items needed and making sure your property cash flows. We strongly believe that in order to cash flow, you must keep your property in good order and have nice units to attract good tenants. It pays to keep your property beautiful.
